Warwick has a very long history, even for New England. It was part land purchased from the Narragansett Nation in the early 17th century, and was first colonized in 1642. The abundant water power available to Warwick made it a major center of textile manufacturing in the early US, and by 1741 the town of Coventry split off from Warwick, remaining an independent entity today. Warwick only became a city in 1931, and by the 50s its farm land had been made into residential subdivisions for its workforce. The addition of a major airport and the interstate highway system made it the “Crossroads of Southern New England” that it is today.

It is a mostly suburban landscape, filled with small single-family homes and high-rise apartments. It is a very popular neighborhood, though, and the vacancy rate is just 0.6%. Pawtuxet Village properties do not hit the market very often, and they sell very quickly when they do. Shawomet / Conimicut Some of the best mobile homes in Warwick, RI can be found in the village of Shawomet, also called Conimicut. This neighborhood has a long stretch of seafront, and can be found to the northeast of the city center. The median real estate prices there are low by RI standards, but price overall. The median real estate price there is more than $355,000. The density is suburban, and offers plenty of room to breathe. The residential land is a mix of single-family homes and small multiple-family units, and few of them were built after WWII. The vacancy rate is low but higher than in Pawtuxet, at 2.4%. Gaspee Point / Palace Garden Gaspee Point is just north along the coast from Shawomet, but offers much more beachfront property. The median real estate prices there are average for the state at $365,700, but this puts it well into the upper half of US neighborhoods by price. It is dominated by medium sized houses and townhomes, but it is still a great place for buying a mobile home in Warwick. Most of the properties were built after 1940, but before the 70s. Refreshingly, vacancy rates in Gaspee Point are high, at around 9%. This will make it much easier to find a property that suits your needs, and perhaps to negotiate on price.
